Combining regulatory insight with live project experience, it explores design implications, approval bottlenecks, and how to successfully manage the “golden thread” through to handover.

- How to successfully navigate Gateway 3, including practical risks, legislative expectations, and how to compile, manage, and hand over the “golden thread” so it is genuinely usable for building owners and operators
- How to tackle existing building challenges, including refurbishment at Gateway 2, interpretation of Regulation 4 (“no worse” principle), retrospective fire strategies, and balancing planned vs emergency works
